Q: How does the process work?

A: After you complete the simple property questionnaire form on the GenX Home Buyers “Let’s Talk” page, we will contact you to follow up on the information you provided. In most cases we will get back with you within 24-48 hours with a no obligation cash offer.

Q: Are you Realtors who just want to list my house?

A: No. We are investors and real estate consultants who seek to give you an alternative to Realtors, commissions and the traditional real estate sales process. We don’t want to list your house, we want to buy your house.

Q: What types of homes does GenX Home Buyers purchase?

A: GenX Home Buyers buys all types of homes including single family homes, apartments, duplexes, townhouses, farms and even land.

Q: What areas in DFW do you purchase homes in?

A: We buy homes in all areas of the DFW metroplex, but specialize in Collin and Denton counties.

Q: Why sell to GenX Home Buyers?

A: Home owners sell their homes to us for many reasons. Many people do not want to deal with the hassle of listing their home on the market and waiting for the right buyer to come along, especially in homes needing costly repairs or updating. Others need to simply sell their house quickly, like in the cases of foreclosure, divorce, relocation, inherited property, change of income or their home has simply sat on the market too long already.

Q: Does the condition of the home matter?

A: No! GenX Home Buyers purchases homes “as is”. This means it doesn’t matter if the house is outdated, has structural damage or other costly repairs – we will still make you an offer!

Q: What does it cost for GenX Home Buyers to come look at my house?

A: Nothing! We will come inspect your property and give you a no obligation offer. Unlike many other home purchasers and real estate agents there is no additional fee charged once we purchase your property.

Q: How long does it take to get an offer?

A: Typically, by just answering a few questions about your property, like the number of bedrooms, bathrooms, overall condition and location we can give you an offer estimate in an hour. However, we will schedule a time to come and view the property to confirm property details, then give you a formal offer.

Q: How does GenX Home Buyers determine how much they will pay for my property?

A: GenX Home Buyers looks at many different factors when making an offer on a property, including: location, condition of the property, cost of needed repairs, current market conditions and what other similar properties are selling for (“Comps”). Our evaluation will be explained to you, so you can understand exactly how we came to the amount we are offering.

Q: How soon do I get the cash?

A: As soon as you close, you will get funded. In most cases, within 14 days of formal offer acceptance.

Q. When will we need to move out?

A: That is something that can change depending on your scenario. Typically we don’t like to buy homes with a closing date longer than 3 months out from us putting the home under contract. However, we offer leaseback terms to provide you with enough time to move out of the property.

Q: What if the property belonged to a family member and they didn’t leave a will?

A: GenX Home Buyers has a team of partners that are dedicated to expediting the estate process. Part of this team are attorneys that we work with that can help push the process along. We do all of this at absolutely NO COST to you!

Q: What if the owner/co-owner doesn’t live in the area?

A: Most of our closings can actually be done remotely. All you need to do is meet with a notary, which we can arrange, and sign the paperwork.

Q: What if my mortgage is not current?

A: Call us immediately! Some banks are very diligent on taking properties back from the owner. We are experienced in negotiating with banks, and in some cases, reducing the amount of penalties you owe. Let us help you save your credit from the scar of a foreclosure.

Q: What if my property has a tax lien or other liens?

A: This is a unique question that completely depends on the circumstances. However, we have purchased properties with tax liens, mechanics liens, and HOA liens.

Q: Does the property need to be cleaned once a deal is made?

A: No, you just get the items you want, or let us know what you are going to leave and we will arrange to empty the property.
